I'd be open to something like that.Thanks,ChrisCorrect, there are a bunch of Condos available to rent that's one of my points about saturation and competition driving prices down.I don't buy houses in HOA neighborhoods either.My next STR purchase will likely be a beach house directly on the beach or at least across the street with beach views.

Everything I seem to find is very high level about how to raise capital, how to find a deal, how to get your first deal, etc. but I cannot find anything that does a deep dive on real estate investing systems and structuring!

I also avoid contractors who have dedicated sales people who drive logo wrap vehicles.I tend to support diversity where contractors who were born outside of the United States or were Veterans in the Armed Forces have worked out best for us.What are your best practices for choosing contractors?

Before I got my license I would find off market deals for myself by driving for dollars, buying lists and cold calling, sending mailers, networking, skip tracing, going to meetups/ local REIA meetings, building relationships with agents, etc.
