I don't have direct experience in it, but have heard good things.

I have nothing bad to say about them since I haven't worked directly with them and they must be doing something right if they are one of the biggest ones in the area.

This would be either through hard money, partnerships, or some other creative finance.

And we need to get in that direction, and when that unfortunate event happens for them there'll be some historical precedent they'll step on.

My focus is turnkey STRs via creative financing mostly to help out with costs and  cash flow

If you want to make it easier, look for one where it's all direct replacement meaning the water and gas and appliances are staying in the same place - less permits and less cost.

True off market deals are ones that you find yourself, direct from the seller without a wholesaler or any other middle person involved.
