Tenant screening is, in my opinion, the most important step in maintaining both your property and your sanity. 

It is a totally different market in many instances with regard to how you do business there but it's worth a hard look in my opinion if you're serious about SFR.

Their investment assumptions/opex typically are a little rosier than reality in my opinion.

Some people seem to be talking about something completely different with credit cards, some are talking about something with a monthly fee (which this is a one time fee for life she said) and some people just kind of assuming things and putting their opinions on something they don’t really know.

In my personal opinion, I wouldn’t be as worried with some of the niche items, like a surround sound system, smart features, sauna.

The disadvantages in my opinion are the meeting and greeting and cleaning up after people. there is more management involved and what would happen to your profits if you hired the duty out? 

In my opinion, you also have to look at these costs as a percentage of investable capital.

I am just looking for others who may have experience with this type of investing and if in your opinion is it worth potentially floating the house for almost a year until next school year?
