I understand your hesitation in dealing with another TK operator, but not all operators are created equal.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.  

We meet every month, and are in constant contact with these individuals, in business relationships going a lot deeper than that.The second way is to contact a large group of people with the understanding that only a few will result in “deals”.  

I'd suggest just creating one on your own - with excel when you create the template it's both the way you want it, and then also you fully understand it.  

As I understand that there is not one best strategy.
