I think it Costs around $50 to incorporate there and maybe $100 tops for annual fees.

@Pepper Bradford Perhaps you are missing the primary purpose of incorporating, which is asset protection, not tax treatment on a few grand a year. 

However, they do have an app for cleaning and maintenance which integrates reservations and can incorporate checklists and work orders etc. 

@Jamie Borst if your incorporated then you do not need to fill it out. 

If it is not our fault such as subfloor needs to be replaced then we do a work change order in order to incorporate the new work that is not on the original scope. 

Also of anyone is incorporated "INC" at end of their business name then 1099's are not required even if I don't have w2 income.

There is unincorporated Miami-Dade county and several incorporated cities including city of Miami, which has its own rules.

Assume the unreduced basis of the building is about $350k (I took out the land value)*Add New Deck - $8k*Interior/Exterior paint - $3k*Dishwasher - $500*Landscaping materials - $1500*Wood/sheetrock to build walls to enclose an existing space - $500*Furniture (beds, tables, chairs etc) - $5k*Hot Tub - $5kCan we use the SHST or De Minimis or Routine Maintenance safe harbor for any of this? 

I incorporate these errands with my personal shopping so it's no biggie!
