Let's say that the plumber is a bum and running a week behind.  

Sometimes the strategies are different, and the properties are priced below market to induce multiple offers or a quicker sale.

I have been educating myself over the past couple weeks through books and BP podcasts but now want to take a more action-induced approach.I am originally from NJ and now living in an apartment in the heart of Providence.  

Also plan on having to provide tenant inducements (TI) when you finally get a tenant unless there is high demand (but then it would not be empty!).

However, with the speed in which your tenant turned out to be a bum, I think your problem was that your manager doesn't know how to screen, or else is too lazy to screen.When you screen, you never take the tenant's word for anything.

I hear there's a lot of outdoorsy things to do around SLC, which I'm excited about, but I'm kind of a beach bum and will need to scratch that itch at least once this summer.

Some homes look cringe inducing.
