Well, Banks have started tightening the belts on loans/Refi.

Putting HVAC in any unconditioned space is a big no-no and should be avoided, if at all possible.No matter what you choose, make sure the contractor does a complete manual-J calculation (and ideally blower-door test) so that you know the system is properly sized.

its viable.....I actually have ventured away from it.....its still a tool in my belt but flipping....and cashflow have become main focus......feel free to connect.

@James Morrissey - I have, and my two cents is that this should be used after you have some experience underneath your belt.

I haven't trained in awhile but made it to 3rd degree black belt and was fixing to go to fourth so had been taking for many years.

@Drew Steusloff, I own Belt Line-adjacent properties in Washington Park, and I could identify a few doors you could knock on where the owners have inherited the property and might be looking for an exit. 

As much as I'd like to use some OPM, I'd prefer to get my first couple deals under my belt before taking on the responsibility of others' hard earned cash, that's just a personal preference for the time being.Thanks in advance for the help!

Probably will turn down extensive rehab unless you have 10+ flips under your belt.

So what happened is leads would come in to the marketing companies.. these leads would be shown markets in the mid west rust belt. where there was inventory that could be bought that would cash flow.
