Although you don't have to worry about the risk because everything worked out for you, the risk that you would take in such an arrangement is complimentary to the risk that the seller is taking in trusting the buyer to protect his credit by actually paying the bills and by not leaving him with a destroyed investment to have to sell if you were to default.  

Here's the way it  (usually) works: an agent gets a listing contract and in it they arrange to be paid a commission (say 6%) by the seller.

Thus far it hasn't been an issue however they requested to maintain the same payment arrangement as the previous landlord which is via paypal.

Even if you verify that the dad makes plenty of money, if they suddenly decide to pack up and go home without telling you, you likely won't be able to collect a judgement anyway.You can ask for things like:- Passport, Visa- Verification of their enrollment in the school- Local ID like DL- Pay stub from DadAnd do your own digging.That being said, a lot of my friends are either landlords to Chinese student renters or are themselves Chinese student renters and they seem to all be happy with the arrangement.

A block away, you may not even see them.No, HfH homes are not comps as they have special sale arrangements and financing, they are not "market value" sales nor were the properties available on the open market.

If you are using partners, it may be harder to arrange. 

Along with what they said, I would arrange with the seller to immediately have security cameras with audio installed in all public areas.
