@Elbert Dockery It made sports fans and other people feel better about living in a "winning" town; and lots of good things coming together in Cleveland including the Cavs and the Indians contributing to the local economy, restaurants, etc... but in my opinion a local celebrity even one of James' class does not make "everything" better, unless you get the listing on his real estate deal!

Somehow I just don't feel like this holiday is going to take off... but hey, another day to celebrate is always a good thing.

I would suggest staying in the house until your 2yr anniversary, thus avoid any capital gains on the house.  

Also look into when Request for Rent increases are due (once a year) but some authorities have different deadlines....exp 60days before Recertification Anniversary month.

Look for new properties, and stay on top of pending re-lease anniversary dates.  

The house in Capo Beach is 3400 sq. ft. 4/4, and in an area of homes that across the street on ocean view blufftops  with a celebrity sports figure across from us, and then condos etc.

And if the tenant can't pay market rate, that's not a problem, tell them the day you move in that you intend to charge them market rate on your 1 year move-in anniversary.
