@Dan Green it looks like you are a real estate agent so you can probably accomplish the deal as a broker with a listing agreement since VA loans are assumable to the end buyer.

I included utilities in the new renewal agreement while keeping the rent the same.One of the units has responded, stating that they would prefer to continue having utilities included otherwise, they may consider moving out. 

It will be just over 90 days from signed purchase and sales agreement to closing date.

Everything is spelled out in the LLC operating agreement as a 50/50 split there, that way no one gets greedy and tries to get creative at the end.

We have let him stay for free for the last 8 year's basically supporting him, with a verbal agreement he would fix up the place.
