There are so many listing agent personalities that each situation will be slightly different and you'll need to practice too get better.

He's saying, "Go get rich elsewhere" (i.e. the practice of dermatology), then take your dermatology riches and place them in real estate as a "store of value". 

Needless to say this practice eventually gets fought by insurance, prices go up, policies get less comprehensive, etc. 

Over the last 6-7 months, I’ve been doing my best to “get smart” on real estate investing, starting off with Rich Dad principles, which led to Rich Dad Advisor (McElroy, Sutton, etc.) audiobooks, which led to BP podcasts and doing YT research on tax benefits…I’m feel ready to take action and start putting everything into practice but still not certain which method is best for my first investment property.

I saw it as an opportunity to improve some of my data tracking & categorization practices.

With BRRRR you can (theoretically) generate infinite returns, or practically speaking build a portfolio out of almost nothing.

Also, there are tons of home-grown (free, shared) calculators other investors have created if you Google for "Investment Property Calculator".Analyzing The Deals - You, the investor, need to put on your blinders and practice underwriting (running the numbers) before you jump into a competitive offer scenario, or getting too far in front of your skiis with an off-market deal.  

Also ensure they are up-to-date on the most recent construction accounting practices, audit procedure and tax regulations.While price is a consideration for everyone, remember that the cheapest option is not usually the best option.
