What's great about using your 401k is that the payment wont count against your monthly liabilities so it wont affect your borrowing power for a larger mortgage.

With #5, I called two of my lenders and I asked them if it would be okay to transfer the properties to an LLC and if that would affect my mortgages but that it should be ok. 

From there every 20 point increment affect pricing differently.

What I mean by this is that it seems to me that as the course of the note is paid, the equity is being reduced and more importantly, how this affects your net worth.

It also means more time is needed to see how new challenges in the Courts will affect things like Fair Housing, HUD and FHA regulations / costs.In short, if you are operating in a business that touches any part of the housing economy, this likely will affect you.

Whether a property is listed publicly or privately doesn't automatically make it a bad/good deal, it just affects the visibility of the deal and more importantly: how motivated the seller is. 

But the investor is always looking to buy more properties so the agent will likely get repeat business.

This will take time, and you will have to rinse and repeat a few times, but it will work to permanently or at least semi-permanently solve your problem.
