Hello Mark,I’m an old newbie.I have bought and sold various homes throughout my life and, as a general contractor, have remodeled hundreds for others.

I'm not quite living for free yet but at least I've reduced my monthly expenses and also by remodeling my basement I'm gaining experience of working with contractors which will help me with my goal of wanting to learn how to BRRR down the road. 

We're in the middle of a remodel on the apartments which is where our attention has been focused.

Not much make-ready to be done (hopefully) as the house was extensively remodeled prior to her tenancy.

My project manager/mentor was advising me on the deal and kept insisting that I should gut and remodel the entire place because its value will increase tremendously.

It's much easier for them to be profitable (and less stressed) working for a homeowner who's living in the home that's being remodeled. 

It's been fully remodeled and there's not much room for improvement.

so an old park in WV to me as a new buyer who is looking to keep it running Is not worth what most sellers are going to think its worth..  250k to be fair was 40k remodeling the house.. but by the time I ran in new utls  power meters demo'd trailers re surface roads new water lines etc etc.. it just adds up.. 

I spent 5 years in New York City working on High End remodeling projects and have had the privilege of studying at the feet of master craftsmen.
