It seems like it should be a fairly straightforward answer. 

They do free sign up with 100 free credits so you can try them out.

Unless a loan is assumable few if any lenders are going to agree to this because they have no way of knowing if you are credit worthy, as the seller was the one who was vetted. 

The more lead credits you purchase at once the more you save.

Knoxville has some good ones like First Tennessee, Pinnacle Financial Partners, Y-12 Federal Credit Union.

Check with local credit unions.  

Rent in many markets have dropped substantially and new renter may not go for that amount at all.Having said that, in markets where section 8 is king, you may see a higher FMR (Fair market rent) with section 8 than most.

Some also don't have the means to come up with a downpayment or have low credit history so they can't get a mortgage.

If you have good credit they don't ask for a deposit so it very easy.
