Fact is, you were not dealing in good faith, you didn't have the ability to buy, you may have been fraudulent in your representations, doing so has caused financial harm to the owner, you chewed up precious time with some screwy plan that the seller could have used to market the property to a real buyer.

Or, when the piece of raw meat (the email blasts) gets tossed to the masses, are the masses chewing each other's arms off in order to get the deal?

Please advise.It would help if we saw pictures of what you are considering.Metal is probably best because it won't dry rot from moisture or contact with the ground and animals can't chew/scratch through it.Any general contractor or a good handyman should be able to help you with this project.

I also noticed on some of the new fence pickets I just replaced, that some animal has been chewing through brand new wood.  

Plus with the amounts we are talking about, you'd likely chew up anything you'd collect in legal fees.If a tenant wants to move, they don't have to pay a cancellation fee.

Dogs will scratch stuff,   chew on stuff, and cause damages, blinds will be destroyed, it's CYA!

Finally, I did my research up front and spent a ton of time on VRBO.com and was able to understand that I could break even at the lowest rent for a 2 bd, 1 bath on my 3bd 2.1 bath home as long as I rented for 50% of the time, my mistake was pricing it this way and being booked so far in advance.In closing, while I believe the numbers for the Vacation/Furnished/Corporate rental are great and command much more than unfurnished, when you take into account the up front furnishing costs, you can chew up $500 a month of income for two years easy just to pay back the furnishing cost.
