Daniel, a few thoughts I had:Since the DTI is the issue, income is too low or debt is too high...Can you refinance the other "cash flowing rentals" assuming either there is equity to capture OR an interest rate you can slash.

@Michael Daniele, Purchasing with a partner in a 1031 exchange as tenants in common is fine. 

@Daniel Bryant If he is using the room for commercial purposes I don’t know if the eviction moratorium applies.

@Daniel Overby, wholesaler properties are often only deals for the wholesaler, not the end buyer.
