For a studio vacancy that came up in September, I rented to an immigrant family of 3 with good credit but marginal income who is downsizing so their daughter can attend college rather a single professional.Not sure this is the optimal approach for me, but it's the best I've considered so far.

I converted my garage into a studio and there was already concrete floors.

Recording studios are being built in Detroit etc.

In the short term, though, I've got a choice between adding a small ADU (or studio) onto my duplex, if allowable by Emeryville's codes, or buying a second rental property. 

Only studios are cheaper.

I just bought one in Oregon that sounds similar.. only all the MH's are park owned and they bring in 450 to 475.. 15 of them  3 are condemned and need to be dimantialed 1 house one studio  I picked it up for 80k plus 30k in code violations. 

I purchased a few on Amazon and they are extremely in depth and to the point.

Just picked up the book off Amazon and am looking forward to attending a Rarebird meeting.
