If you feel it is not wise to use them what would be the best alternative for a beginner?

Does anybody have any wise advice?

@James Wise Of course, I was more or less venting on my frustrations about the sudden uptick in new investors to our area that are overbidding properties.

I'd tend to the website, design and development wise (especially security).

Someone wise in our BP group always says that equity has a 0% return.

Thanks @James Wise Yes, @Kyle Jefferson we have a monthly BP meetup on the last Thurs of the month at the Brew Garden in Middleburg Hts at 6:30pm. 

Then you can expand this strategy to different markets and track ROI on each individual campaign so you know your money is being spent wisely.

You have to know what you are trying to accomplish (flip, hold, where you want to be equity wise, if holding how much rent you'd get, etc) is very likely to happen as planned given all the data.

Just curious what you are finding price wise on that refinishing work?
