I've noticed a common theme that good quality property management is hard to come by. 

I was showing one of my rental units and someone came to see it and offered to rent it from me and then Airbnb it out as short term rentals for workers and then once the theme park opens up for families visiting the area.

A theme I've been hearing throughout the year (on podcasts etc) has been that caps for multifam are really depressed due to a lot of institutional buyers. 

Should I give him a couple hundred bucks as a wedding gift or something?
