At the end of the day, you will waste WAY MORE TIME AND MONEY trying to take your tenant to court...especially here in Chicago!

Now the fed is expected to begin cutting rates and we may begin to see greater separation between bank and alt. lender rates but if the fed cuts rates slowly as predicted  there is likely still a window where alt lenders will be competitive, especially in the scenario I described.

If I place a super-complainer, or someone that frequently pays late, that cuts into my very thin margins and is my problem...and I don't want folks like that.

Commercial agents build a long list of HOPEFULLY loyal investors that follow them and know when Jay the commercial broker sends them a deal its been somewhat vetted and not a waste of their time. 

the property with the most 3-5 year stuff should be on your short list to sell now if you're cash-strapped and you can at least cut your loss without having to inject more cash. 

If lower rate trends continue and stay consistent, expect the news to reach sidelined buyers and an uptick in buyer activity towards the end of summer into the anticipated September rate cuts. 

In this part of the market cycle, newer vintage assets, median incomes of at least 50k, washer dryer hook ups, more two beds than ones, townhome style assets.When the broker showed us the deal we didn't have to waste time analyzing it.

I totally don't mind investing in systems and know-how, and really liked the presentations and reasoning of their model, but the guy who called me on the phone was from the Negation School of salesmanship or something, wasting far more time than is polite in an effort to prove to me that I'm NOT a good fit!

If there is an alleged discrepancy on a background check or credit report, thats not MY problem and I'm not wasting my time to research if its truly incorrect or not.
