Denver is an attractive metro for a few reasons, so I downloaded monthly price and rent growth at the zip code level from Zillow’s public housing data.I then used a ranking algorithm to sort the top 10 zip codes for investing based on monthly average price growth and monthly average rent growth (both by percent growth), from 2019-2024.

This strategy comes with some more risk & involvement, but can be a creative way in the TK space to scale quicker.Ultimately I think it comes down to being honest about the level of time, risk, energy/stress & capital you want to invest & then determine which direction to invest in based on that criteria.

Things like septic pumps burning out, steam room dying, guests catching the grill on fire and leaving burn marks on the hardi siding, emergency bug treatment, above ground pool which is ridiculously hard to manage in our heat & having no time to deal with it if it starts to go, laundry & drying time for all the towels and linens, etc, etc.There are plenty of things we can and will get better at, but I'm prioritizing the stress level of my people as well as the very near disasters we've narrowly avoided, over the little bit of extra revenue we'd generate.
