Looking at it with a Canadian lens, an LLC lays partway between a sole proprietorship and a corporation and has characteristics of both.  

The main characteristic is that they have lots of cupboards and counter space.

If it is a single family residence, I usually try to get as clear a picture as possible of the neighborhood, property condition, layout of the house, physical characteristics of the lot, verify if there are tenants currently and verify anything that I discovered in my online county parcel search.

Regarding keeping the outside of the property/unit clean, you can include a clause in your lease unsightly conditions/clutter outside of the property.

What range would you be offering or think is fair given an asset with these characteristics?

If you are buying the property for your own personal use then you may be more inclined to judge the characteristics of the parcel of land versus the price.
