At least have the decency to actually look at the property and of course we all use the inspection contingency to uncover unknown issues in attics, crawl spaces, basements and many other areas that require a full inspection.

Completely renovation the kitchens, fresh coats of paint throughout, stainless steel appliances, new toilets, lighting, Ceiling fans in every room, removing the baseboard heat and adding individual room heaters.

Builder's liability can factor into it, although if you're any kind of reputable person, you'll honor builder issues anyway rather than hiding behind a fresh LLC every time.
