As an owner builder, I built 3 ADUs and 1 JADU (subbed out the structure build and I did all the finish work).

@Tyler Lingle unfortunately I won’t be able to attend the one on 12/5 but will definitely check it out your events next time when I’m in town! 

The last full septic I did in NJ was 42k including the leech field and everything new.Most towns get sent a septic inspection these days and will require that it be done.

Your budget can not dictate the safety of the project and your relationship with the town and permitting.

Have you ever built commercial storage before? 

I was overconfident after successfully doing numerous value add rehabs when this spring we took on a rehab of a little unit that was listed as built in 1901 (I believe it was really built in 1920s and 1901 was used because they did not know when it was built).  

And I get it; living in a small town means these are people I’ll be seeing all the time anyway, so making peace with that is part of the game.

Susan your cardinal points are off a little  39209 is WEST Jackson and your correct that is the worst part of town. 

A tenant can do $20k of damage pretty quickly and skip town never to be found again, if you aren't careful.  

I'm looking to reduce the sound between two levels of a townhome, as I rent them separately, but they were built with standard drywall on the ceiling.
