My house is next to a race track and is surrounded by strip bars and liquor stores.

Because it has been so casual we have been reserving a few tables at a local bar people come in and sit down at an open seat and tend to get "locked-in" to one group for the whole meeting.

Please keep in mind that you are not selling candy bars or an Xbox on Craigslist or something, you are transacting in real estate that comes with a lot of liability.

I'll let the professionals weigh in on this, but just telling you this like we're strangers chatting at a bar so take it with a grain of salt, but I believe it puts the onus back on the creditor or collection agency to reinstate it or show proof they really did try to contact you if you dispute it.
