If OPEC cuts production we will see a little relief, but my view in my market is 2 to 5 years before things ease up and I believe we have a few pretty hard years coming. 

For anyone thats curious about the FTC sanctions in real estate after reading @Bill Gulley 's post:https://www.ftc.gov/tips-advice/business-center/le...A good chunk of them are for foreclosure relief scams,  but it does show the FTC is somewhat actively investigating in the space.The complaints are fun to read since they go into great detail about the crimes the perpetrator committed and the evidence against them.  

I've done some hurricane relief work and if the wet areas were removed and it is completely dry you should be fine.

After speaking with a mortgage person, refinancing (or even purchasing) doesn't seem like it would be an issue to even do now which is a relief.

I just don't want to give other landlords a false sense of relief in thinking there is an easy way to challenge rental restrictions for associations outside of Washington before we even had legal scholars weigh in on such ramifications outside of washington state.

These loss mitigation options can include, among other ideas, that the Borrower file for payment relief by submitting a proper application and supporting documentation.  

I can breathe a sigh of relief for a moment, but I'm going to try and keep moving forward little by little.

I will definitely look into both of those options, I feel so much relief knowing that smarter investors than us are out there whom we can learn from, so thank you both again!

Jackie, if you lived in this in two of the last five years, you may have some relief from the capital gains.  

I talked them all off a ledge, but there will be celebrating when she is gone, I am sure, and a deep sigh of relief from the landlord.
