Do you think this may have implications in the "sub to" community? 

I work for a union contractor who specializes in custom homes. 

When you talk to their independent training agents, they always say they can't train you unless you are a customer.

Any excuse you give (you SHOULDN'T) will be met with challenge, bargaining, threats and sob stories.These people are wasting your time and driving away other customers in your business, and making trouble for you with the municipality, to boot.You're also being too soft and they can smell it on you. 

Customers book and manage everything online and we use a property manager for Q&A and handsfree management.

Most sub to I see are not low down payment.

The main thing that I would say is they are really reliable, I have had flaky subs and contractors before and it is not fun.

Based on my calculations and preliminary research, I have found that the Bay Area offers good returns from developing land, although acquiring level land and obtaining permits can be challenging.I have a few questions:1) Is it recommended to purchase a complete house plan from online sources like ePlans or similar websites and then customize the architectural design before submitting it to the municipality?
