The ceiling has some old staining and texture drooping (which is also happening in the living room).

I don't lose much due to theft, instead it's just wear and tear, stains on the sheets, that kind of thing.

One thing I thought of would be using stained concrete flooring on a rehab.

Just understand that there could be financial consequences for backing out of a contract, as well as having that stain on your reputation.Im positive there is a hard money lender out there who will lend to you.

All that money buys you is the right to be hassled by the inspection nazis and threatened with more fines for extreme violations like trash cans being visible from the street, leaking sprinkler system, oil stains in driveway or a burnt out light. 

I know this is all in my head.I've only posted pictures of the exterior which we just got re-stained (its a true, dry stacked log cabin) and it looks fabulous.

Condition: Look under sinks for water damage  (definitely get an inspection once you are in escrow) Looks for signs of referred maintenance, stains, condition of windows, siding, What rent amount would be typical for a house like this.
