If it were me, I'd pull the vanity, cut the drywall out in a 16"x24" patch (between studs) along where the plumbing goes, and explore.Replacing a panel of drywall that size takes just about as much time as doing one 1/3 that size, so why not get a better view?

It's not cost effective to pull new wire and that is the only way to get a ground.If you do finish the basement everything has to be up to current code which may include upgrading the panel.

Thanks for all the great suggestions - and yes, the interior did have on it paneling (not an interior masonry) but these are total guts, and older - so I am assuming on the inside we will have to replace whatever they used formerly - and wanted to know the best system

(this was my estimate with input from the realtor who apparently does demo on the side)- All new flooring (combination of carpet, laminate, vinyl)- All new interior doors and hardware (6 panel hollow)- New (matching) light fixtures- Most or all new interior trim- New counter tops with modification to remove partial wall and add breakfast bar to open space between kitchen and dining room- Refinish existing cabinets- New bathroom fixtures (vanity, sink, toilet, tub) in both bathrooms- Likely sub-floor repair due to the significant amount of pet damageThe major areas that I didn't look closely at (because of the pile of junk in the way) but would certainly need to if I was considering this include the mechanicals (AC compressor appeared original), septic system, well, a closer look at the roof, and a closer look at the deck.

so, if you showed up to the house thinking it would be around $20,000 and discover the cabinets are new, but the electric panel is shot, you would subtract $2500 for cabinets, add $1000 for a panel,. and adjust your offer by $1500.

I currently get all of my electric used on charging the car via my house solar system and with the heat of Florida draining my batteries faster than normal.. im really only averaging around 32miles on a full charge...
