My brother and I are pretty smart guys but this is a venture we would be new to.  

Buying smart is always the best option, no matter the speculation of the market, so if the numbers work for cashflow today with a fixed rate then buy it.

I think a smart jurisdiction would see need for affordable housing if its presented the right way.

I learned that I was smart to be super conservative on underwriting the deal, I passed on hundreds of deals before I saw a great opportunity and was able to make a quick decision.

They have wants and desires, and presumably among those wants and desires is: not crushing the dreams of home buyers, getting additional business from lenders and sellers, doing the right thing in the face of ridiculous government regulation, etc.Perhaps you are able to complete your job with zero emotion (unlikely, even though you may think you do), but most of the rest of the world can't, even if they might want to.As a smart investor and business-person, I take advantage of this when possible.
