Lastly where Real Estate was the headline the last couple of years we are now a footnote with merely a couple of paragraphs In the end I stand by my post from early in the week, high priced markets are going to struggle with slow listing growth and buyers revolt making Supply of inventory shoot past 5 months very quickly. 

Will definitely look into those more when the time comes for those supplies!

For what you did yourself you have the amount of time and supply costs and set an hourly rate for yourself based on the skill set you are using.  

New water supply lines are nice to increase the water pressure for the tenant, but the budget may not allow right away.

This not only effectively increases your hot water supply, but makes it safer.

Now i just need to figure out if I can do just one well that supplies both units.

We have a great housekeeper and we keep the supply cabinet well stocked for her to replace consumables and store cleaning supplies. 

Identify gaps in supply in that neighborhood and look at the property as a potential development site.

Housing supply and demand is so out of balance.
