Run the numbers on a basket of deals you're looking at.

and I was just one little mortgage guy with 450 loans out.. can you imagine the banks with hundreds of thousands of loans and servicing companies.. so having mass equity or paid for keeps this from ever being an issue. then when I sold these off.. most for cash but a lot I did a 30 to 60 month ZERO interest deal on.... and boy you should have heard the cash flow cool laid drinkers..

I bought my first two liens over the counter and was able to foreclose on both and made out very well.

On my new builds we hit the double cash on cash in certain markets sometimes its only 50%.

If I have several options, I would prefer a HELOC with no initial draw requirements (i.e. to establish a literal line of credit that I have no specific short term plans to use), i.e. not something like the better.com HELOC.

The issue with this is, section 179 allows this to be expensed when put into service rather than depreciated over X number of years.  

Once you get this information to them you will also be required to do a zoom call and walk around showing them some of this info - the office, any signage, and locks on doors.

I like the tub (it wasn't cheap, about 12 grand) but there's not great service options where I live and not sure if I would get it again since I mostly have to take care of it.
