@Teri S.Trying to engage in an investment activity that requires frequent transactions or transactions that are time sensitive in nature is not easy with a 3rd party custodian acting as the processor.A self-directed IRA LLC or Solo 401(k) can be configured to offer checkbook control.  

Now I prefer families with children and the school year begins in Sept, so I am sensitive to getting all units rented before then.

This structure is much more nimble and efficient for investments such as rental property where there are a lot of transactions and things can be time-sensitive in nature.The IRA LLC model has been around for more than 20 years and tested in the courts.  

If you choose to go the glue down method you will find the newer adhesives easier to work with for the DIY crowd as most are pressure sensitive.

Always remember: when it comes to getting any sort of sensitive data, if a company doesn't require an on-site inspection, the data is usually poor.Separately, you're going to want to get a lot more properties to skip trace.

Craigslist does have a very sensitive reporting system, though, so if you get one or two people flagging an ad it'll likely be pulled (and make posting other ads difficult for the next few days).Sometimes I love Craigslist when it finds me a buyer and other times I don't love it when it gives me issues similar to what you're experiencing.

They are connected to your account but never actually see or have access to your sensitive banking info.Hope this helps!

And there's the inevitable caveat that if you're an all-cash buyer, can wave contingencies, etc. you should be able to negotiate more aggressively with the motivated (time sensitive) sellers of the region.Now if you're talking about commercial multifamily, it's a little easier to back-compute (for lack of a better phrase) the purchase price that makes sense for you because you are looking at ROI, cash-on-cash return, etc.  

Lots of sensitive info on applications, I can't see a lot of good that would come from hanging onto them.

At the same time it is hard to trust someone with all the sensitive information.
