We have MLV, quietrock and of course type x drywall(2 sheets sandwiched on both sides)total of 4 sheets of fire x and 1 sheet of quietrock.

A sandwich lease option, which is what this is, is one of the most risky strategies in real estate. 

I know seller has upper-hand but is there something I should be thinking of long term/or being able to sublease it out as a lease option-sandwich...

I then plan to wholesale it or do a sandwich lease option.

(No Sandwich Lease Options)  So.. if anyone has any extra advice on assigning/wholesaling lease options; I greatly appreciate it!

I just found this thread and thought I would share my experience as I have done a lot of this in the San Francisco Bay Area over the years.The business model for renting out a property, furnishing it, and then leasing it out again is called "Master Leasing" or "Sandwich Leasing".  

We started including ice-cream sandwiches as one of our amenities just to incentivize tenants to open the freezer regularly. $15 is cheaper than a $75 technician. 5.

Don't get discouraged and eat that sandwich one bite at a time!
