Depending on the lender and the product if it is non-comforming you may not need to wait that time and you may not receive a LE or CD, but still most lenders will have it as a standard practice to be safe.

The better the rents the better the aforementioned factors that drive that.

There are plenty of investors who are in a financially strong position to self-insure their properties completely, take on much larger deductibles, or eliminate certain coverages from their policy in an effort to drive down their insurance costs. 

But it does drive me nuts when I am standing in front of one of new builds and the boys are having lunch and then just drop their drink and the bag and wrappers on the ground where they are standing and walk away.. then I come up and pick it up and tell them what the F guys some dont speak english.. but they get the drift when I am staring at them Of course many dont realize also I am the owner LOL..

We live in Tacoma and it is a drive but growing.

I am always on guard in the city , I drive a 2004 Ford truck when I do have to go in , and I dress like I dont have a dime to my name .

I'd also remind them of things to do to keep it cooler in the unit (open windows in the evening-if it is safe to do so, and early morning to let in cooler air and let how air out) and keep curtains or blinds closed to avoid sunlight coming into the unit (ie when sun is shining on that part of the building).

I'm looking for a safe place to park cash long term with great cash return, so I'll explore ADU's more for now. 

The issue is Calumet City is a good 45 minute drive south of Chicago and North Chicago is actually about an hour drive north of Chicago (talk about false advertising).

My point that I am trying to drive home is that most lenders are within a pretty tight shot group, and I would rather pay $500 - $1000 more for better advice, better service, better follow up, better communication etc.
