I've sold personal property like refrigerators, stoves, ...cars, etc.

Most all of them have cell phones and cable TV (and probably internet), refrigerators, and most have washers and dryers (even the 100/week units have hook-ups, but some may not have the washers and dryers).

My PM is great, but it's really hard for him to coordinate repairs (we've had two calls on a refrigerator) and times with guest stays.

If they are not providing the appliances that you are, you may consider increasing your monthly rent slightly.The most common list of appliances that I've noticed landlords usually provide are - refrigerator, stove/oven, dishwasher, washer and dryer.

We con’t expect as much wear and tear on this property and have supplied range, refrigerator, dish washer, washer, and dryer.In any case I would weigh the cost of the occasional repair visit to the cost of possibly offering $100 off the first month’s rent to help your new tenants purchase or move their own appliances.

Account Closed, to add to Tim's comment (since he and I see eye to eye on this), a refrigerator repair or replacement will basically cost the same for a 1,000/mo rental and a 2,000/mo rental, but the % will be half or double, depending on which way you look at it.With the point Tim is making, if you plan on owning a house 10+ years, you will likely be replacing almost everything, unless it is brand new now.  

There will be monthly parking fees, laundry appliance fee's, dishwasher, refrigerator, A/C..... you name it EVERYTHING that can be separated will be, and will have it's own separate charge.

I got everything I needed, except a refrigerator side panel, but was able to find something that almost matched from the American Woodmark line. $2400 for a kitchen 15x20 kitchen with an island.

Thus while buying a used replacement refrigerator for one of your units in Okaland might only account for small percentage of monthly rent, it will be at least half the rent (or 5% of yearly income) in expenses on just that one item.

We replaced flooring, cabinets, counters, bathroom vanities, increased the size of a shower, retiled the tub/shower, replaced the refrigerator and microwave, and painted the interior.
