We con’t expect as much wear and tear on this property and have supplied range, refrigerator, dish washer, washer, and dryer.In any case I would weigh the cost of the occasional repair visit to the cost of possibly offering $100 off the first month’s rent to help your new tenants purchase or move their own appliances.

Account Closed, to add to Tim's comment (since he and I see eye to eye on this), a refrigerator repair or replacement will basically cost the same for a 1,000/mo rental and a 2,000/mo rental, but the % will be half or double, depending on which way you look at it.With the point Tim is making, if you plan on owning a house 10+ years, you will likely be replacing almost everything, unless it is brand new now.

There will be monthly parking fees, laundry appliance fee's, dishwasher, refrigerator, A/C..... you name it EVERYTHING that can be separated will be, and will have it's own separate charge.
