Finding a trustworthy lender, realtor, contractor, and property manager is key.

It took me 4 years to be able to buy 8 properties (had to sell 1 but that is a different story) so have 7 currently with 25 units which is just enough for me to get by on and to be able to pay my contractor each month.

Early on I replied on various contractors (unsuccessfully) due to my (then) full time, very time consuming job.

This team should include professionals like agents, lenders, contractors, and property managers.

Also, if anyone has a good contractor in the area, I'm grateful for a lead.

We are about to close on a property soon in Philly and are planning to do the following work --Add HVAC, Add a full bathroom and add a half bathroom, Fix kitchen (keep same layout)My contractor is saying that (Approach - 1 ) - we don't need to pull permits.

Or sell it out right or sell on contract or LO.. thats the options from my POV

We source off-market deals, pair them with investors, and then hand hold through the rehab and city inspections when things are complete.We have existing contractor relationships and a team on the ground to keep tabs on things and keep you informed along the way.
