It is much more of a working-class market than Santa Fe, where historically the market has offered a wide range of housing, from entry level to luxury homes, most being in suburban style neighborhoods and large developments.

@Chris Heinmiller you can export a list of recent (i.e. 18 months) land trades from Redfin, but you do have to separate the apples from the orange and the bananas, but in an area that is somewhat homogenous, you'll usually be able to see a trend, i.e. you might have two low ones at 20-30k per lot, and one or two high ones at 175k-200k/lot, but then you'll see six or seven trades in the 55-65k range, and then you've figured it out.

Some forums suggest to invest in states where i have friends or family... which is only Georgia or Louisiana but seems almost impossible to find a decent duplex within the range of 85-$110k in those states without having to invest in major repair.

While of course there can be exceptions in any of the cities I would rank them in order of price range, Prosper most expensive, probably $1mil and up, then Frisco, then Celina and then Little Elm where you might be able to get in for $350,000 or slightly less.
