My research guided me to form an LLC to hold the properties during repair/rehab (I am buying properties that need major fixing) and move them to another LLC where I will be collecting rent. 

I quickly realized that you do not need to offee tours, especially since the units are occupied as long as your photos are up to date. 

For investing, I'd always recommend house hacking to start off, as it's the most approachable strategy, and you also learn very quickly if you like owning rentals or not. 

This is not get rich quick.2.

If you routinely try to get the next tenant in so quickly after the last tenant, perhaps you can add a penalty to your lease for holdover tenants.
