Maybe $25MM net worth but they are new money and/or dumb money if not both that blindly follow an "advisor".  

Follow steps like planning, financing, hiring contractors, managing property, marketing, refinancing, and working with advisors.

I don't have experience on a flip like this, but am interested to follow along and learn from your journey.

When I give them scenarios, are they trying to do whatever it takes to push it in or do they give me several follow up questions to make sure we aren't wasting time? 

The current discussion is that we'll agree on a payment and then "x" amount of each payment (same every month) will go to principal (instead of following an amortization schedule).

They don’t follow the same restrictions and principles on a consumer purpose loan. 

Medical school will last 3-4 years, followed by a residency of 3-6 years, the location of which we won't know until the end of medical school.My idea is to house hack during her medical school years by living in one unit of a multi-family home and renting out the other units.
