I take pride in this business, and I don't feel guilty for the years of hard work that it took to get to this point.  

I realize that investors like to go with overkill and use disclosures, but it often causes more issues than they avoid, it makes the one using or resorting to such things to appear guilty attempting to avoid matters.

According to RESPA rules (Real Estate Settlement Procedures Act) we are free to select what ever service provider we want.Currently I am guilty of going with whatever the RE agent or lender recommends. 

I have been guilty of this very mistake and it hurts.

hondal,I know hindsight is 20/20 but you could have written, asked or pleaded with the CA to remove it if you paid in full.

They walked away from $9000 in option fees that would have gone to their downpayment had they purchased, and I still feel guilty for keeping that money (not so guilty that I'd give it back, though).
