I haven't seen any of their NC deals, but I'm in a capital building phase right now, so haven't really been looking at any deals for the past year.

I just ran it now for Denver and it shows over 1.4 million housing searches in the past 12 months, and about 3,100 whole unit rentals available.

But again, the new construction starts are next to nothing right now and have been for the past 8 or 9 months. 

So any advice would be extremely precious for us to leverage some past lessons and experiences from the veteran investors here to reduce our risks of investing.

In terms of price and value, I am personally a fan of the Fontanelle and PebbleTree neighborhoods, and the past year I saw many active flippers in these areas.

Hey Adolphus - with DSCR you would need to be a personal guarantor, but it would not report to credit (as long as it is in an LLC and you don't go past 90 days late on mortgage payments). 

I would also ask the hvac companies (min 3) what they would recommend.
