if it's playing offense, it has to do better than my flips which are 30-40% x 6 month ROR, if it's buy and hold SFH (defense), it has to do better than 15% COC/year...if it's more along the lines of a syndication 10% would be a nice draw.Ā Ā

And also realize if you are using family in this arrangement, you might have some in the family that would take offense to putting things down in a contract and think the family bond is strong enough to keep it together.

It would really depend on the numbers and if the owner is willing to give back a little or correct itĀ (it can beĀ less offensive if you offer to let them correct it, its not a money grab you just need a safe house)IĀ wouldn't walk from a contract for this is if the numbers worked and house was good otherwise. good luck!
