Pricing it under market and letting buyers bid it up in multiple offer scenarios is the best way to go.I don't mean to beat you up here so don't take offense, my intent is to help point out things so you can do better next time and learn from these mistakes.

if it's playing offense, it has to do better than my flips which are 30-40% x 6 month ROR, if it's buy and hold SFH (defense), it has to do better than 15% COC/year...if it's more along the lines of a syndication 10% would be a nice draw.  

Do not mean this in an offensive way but you are not equipped to handle this yourself.  100% you should hire a real estate attorney.

And also realize if you are using family in this arrangement, you might have some in the family that would take offense to putting things down in a contract and think the family bond is strong enough to keep it together.

It would really depend on the numbers and if the owner is willing to give back a little or correct it (it can be less offensive if you offer to let them correct it, its not a money grab you just need a safe house)I wouldn't walk from a contract for this is if the numbers worked and house was good otherwise. good luck!
