I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties.

Even if you intend to convert it to residential through rehab, the current zoning as commercial is a no-go for the FHA 203k which is limited to residential.

The file is limited on what it can do, and misses the mark on things like depreciation recapture or like-kind exchanges, which will impact returns, but it’s fairly sophisticated relative to what you can find out there or if you were doing it yourself with limited knowledge.

For a core deal, I would assume it would be lower, but again, I don't know what they are doing to drive those returns.Relying on markedly lower loan rates is no guaranteeRelying on more core buyers is only likely to happen when pricing (as measured by cap rate) is higher than prevailing interest rates.Unknowns:What is business plan to generate those returns?

Colorado has very low limits (near the detection limit) for meth so it's a real challenge.

For example, if there is an old restriction on a deed which limits the property ownership only to caucasians, it would not be enforceable because the Constitution forbids this type of discrimination.
