You can get generations of use out of soft tile, even marble, if you install it correctly and make sure the subfloor underneath it is sufficiently rigid and minimally deflects.The thinset method of tile installation itself is really the problem that we all face when we try to pay workmen to lay in lifetime tile floors.

There are very limited fact patterns in which an S Corp makes sense, but I would never advise an S Corp merely for lending purposes.

Since the mortgage clause may need to be updated, the lender/servicer will automatically know that Title has changed.If you keep doing this, in my layman's opinion this forms a pattern where the LLC is your alter-ego, in which case you probably have pierced your corporate veil and now the effort to have the LLC is moot again.
