In terms of ducks in a row, I think that has a lot to due with what your lease says regarding eviction, sounds like a simple breach of contract to me, if your lease says no smoking and you can prove he has been smoking, it says rent is due on the first and he is late, noise ordinance and he isn't respecting it? 

Assuming you do not have anything yet, there is a lot to learn when it comes to investing and I can see how many people can get knocked out by picking up bad investments too fast. 

I suppose a horrendous increase in inflation could damper that a bit, but people that travel have money and it would take a lot to make them stay home.What do y'all think?

Sorry, I was saying when the lease ends raise it again, raise it “a lot” to the point where the new extra rent will make it worth it to you or will pay for the PM so you don’t have to deal with it.
