Real Estate on the northern coast of the Big Island is where an investor could prosper.

You should be getting better numbers out there as I know a few guys in grand island and further west that are killing it. 

Hey Sal,       I am trying to get my first BRRRR deal done in my home state of Rhode Island. 

I have recently seen some posts from areas around the country asking for advice on cash-flowing areas that get tons of responses pouring in, however anytime I speak with Long Island investors (at meet-ups, etc.) the consensus seems to be that they don’t invest on the island.Is there anyone who actually owns cash-flowing properties on LI (obviously I know people do but everyone tells me they invest out of state)?

They find a total average return of 9% for the period they looked at (1986 to 2014), and conclude:"Each component contributes approximately equally to the aggregate U.S. portfolio of housing returns, so excluding one component excludes half of total returns on average," There is also a helpful graph comparing the breakdown between the two factors in the 30 largest metro areas. 

The 5th largest economy on the planet made solar mandatory on new construction!

BTW the property is located in Fleming Island (Jacksonville) Florida.  

I hope to meet some biggerpockets members at the Long Island REIA meeting April 10th!

Just want to get a feel for people’s thought processes and what to expect for this area.I’ll also be looking for a contractor to do a few other upgrades (new counters, kitchen island install, possibly crown molding, possibly new floors) shortly after the bathroom install.Best,Rhett 

@Brandon Silvia - the largest problem with conventional lenders is that they are not flexible at all.
