Hey Erik, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I'm also trying to keep my eyes peeled for properties that require some rehab (kitchen/bath/flooring/etc).. not major projects.Details: -I have set aside $350k of expendable cash, and I'd like to leverage this. 

Who cares if the job gains are part timers or multiple job holders?

And the time I spent writing the lease, screening the tenants myself, go over to the property if the kitchen sink is leaking?

I have a 2bd 2 ba vacation rental worth of furniture supplies, living room, kitchen, laundry room everything you would need turn key for a airbnb or VRBO where is a good site to sell it all in one and not dirt cheap?

The kitchen was taken down in the unit.

no walls were torn down, no new kitchens or baths installed, 2 had no new floor coverings installed all 3 had recent new electrical service. 

It was already perfectly set up for it with almost all water hook-ups in place already (wet bars, previous basement kitchens, etc.) and I mainly just had to remodel and put a few exterior doors in place to separate areas.

It's a B- class neighborhood.Apparently there is some dog pee odor and some bad scratches in 2 of the 3 bedrooms and water damaged next to the kitchen (which is tile).The bamboo flooring flows through all the rest of the house except the bathrooms and kitchens.Would would you suggest?
