In a dream world - the comprehensive solution does all this: *task management and sequencing where you can drop a property into a sequence ie day 1 call, day 2 mailer (have it automatically mail out something like a postcard) day 3 etc etc etc*project management outside of the outreach sequences for what's next in the process ie schedule inspection, send the contract, etc etc*ability to have multiple users drive around and if you see a property you can tag an address and add it into a marketing sequence, and also track the streets you've hit so you're not wasting time driving by the same houses more than once *dialer (ability to parallel dial numerous numbers simultaneously to make cold calling more efficient - Ive used tools like orum and kixie in other industries, and when you receive a pickup, the other calls are dropped) *skip tracing/data provider *website landing page for converting online visitors to leads*electronic signature/docusign*secondary branded landing site on different URL for blasts for deal disposition to your buyer listWhat am I missing?

And anytime you have that cheap of lots that are buildable you can get a building boom that will far surpass normal absorption liike what we are seeing now or saw what 3 years ago  or so.. builders / GCs taking on 50 jobs at once with no hope of ever being able to deliver simply not enough subs and such to keep up.

It's important to understand the difference, and I'd recommend sticking with the REIT with depreciation advantages.The Tax Cut and Jobs Act (TCJA) includes a 199A deduction and applies to certain income from pass-through entities (including REIT dividends) and allows individuals to take the 20% deduction against REIT dividend distributions that yields an effective tax rate of 29.6% or 37% (80% for upper bracket filers).

You're essentially buying into a partnership with your friend with the partnership owning and operating the property.Now, the financial side of that gets more complicated and would generally include an advanced proforma/financial model that includes a GP/LP equity waterfall schedule that is based on how you and your friend agree that you will pay her and also share the profits.I assume that won't make sense to you right now, but I'll send you a DM.
