I wouldn't sweat it that much into incorporating, llc or s corp or c corp, since the rental room is just part of the house, even an enrolled agent can figure that out, cpa is an expensive way to get the books intact.

My problem - I don't have that kind of money to put into repairs at this time, is there a way to incorporate construction costs into the mortgage?

Now I'm just getting into the Cody/Josh system, but from what I can see thus far is that this system incorporates the best of the FTS to some extent, and all the business experience of Josh as an investor and high end real estate broker.
